										<content:encoded><![CDATA[<p><strong>Ben Sales of HomeMove Nottinghamshire and Carl Smith of HomeMove Lincolnshire have been recognised for delivering outstanding customer service to clients, making the shortlist of The ESTAS &#8211; the biggest award scheme in the UK residential property industry.</strong></p>
<p>The ESTAS honours the best, agents, conveyancers and mortgage advisors in the UK. The awards are powered by the ESTAS online customer review platform, which enables property professionals to demonstrate the customer service standards they deliver for their clients. ESTAS reviews can only be completed at the end of the property transaction and a strict verification process ensures reviews are genuine.  This year’s shortlist has been calculated following the evaluation of 300,000 customer review ratings.</p>
<p>The People Awards category, which was introduced 14 years ago in 2012, is a special category which puts the spotlight on individual staff who have consistently gone the extra mile to help clients.  Sixty individuals have made the shortlist.</p>

<p>To avoid unexpected repairs and costs, home owners and landlords should consider how to maintain their property during the winter months, especially if the property is vacant. So we’ve put together a few obvious, but simple suggestions to help sellers protect their properties over the next few months &#8211;</p>
<p><strong>1) Keep Your Heating on Minimum<br />
</strong>We highly recommend keeping your heating on a minimum temperature (approx. 12-14°) to avoid any freezing conditions.</p>
<p><strong>2) Drain Your System<br />
</strong>If your property is vacant and you do not expect to return during the winter months or throughout the sale, you may wish to drain the pipes of water entirely. Draining your pipes can significantly reduce the chance of them freezing and bursting.</p>
<p><strong>3) Insulate Pipework<br />
</strong>Insulate pipes in unheated areas to also prevent freezing and reduce condensation.</p>
<p><strong>4) Increase Ventilation<br />
</strong>Ensure air flow is circulating through the house to stop the build-up of moisture and control condensation. Open trickle vents, leave internal doors open, open windows and doors when you visit the property and use extractor fans where available.</p>

<p><strong>Many buyers can be involved in a chain which they are not in control of. And before you know it, you are getting into a long property chain, and we know that sometimes chains can fall apart, meaning your property sale or purchase comes to a stand still&#8230;</strong></p>
<p><strong>A collapsed chain can be absolutely heartbreaking for sellers and buyers! But it isn’t uncommon &#8211; Consumer body ‘Which?’ surveyed 2,000 homemovers, and discovered “around 28% of people have experienced a property purchase falling through”.</strong></p>
<p><strong>There are several reasons why a property chain may break. But, the good news is, you can do something about it and play your part in making sure the chain keeps moving. So, here are our a few tips on how to keep your house chain moving &#8211; </strong><br />
<strong><br />
Consider a buyers position as well as their offer amount &#8211;<br />
</strong>This sounds so simple, doesn&#8217;t it? You may get a few offers on your house, but only one may not be part of a chain. This means they don&#8217;t need to rely on selling something else in order to move. If you are lucky enough to get two or three people offering on your property (and at the price is right), choose the one who you think will cause the least trouble! Sometimes, a buyer’s position is worth more than a slightly higher offer.</p>
<p>What type of buyers are chain free? Those in rented, first time buyers, people who have already exchanged and completed, living with family or friends, cash purchasers and investors.</p>

<p>You’ve worked hard and saved as much money as you possibly can or have built up equity in your existing home to use as a deposit for your dream home. Then suddenly, you realise that moving house costs much more than just a deposit.</p>
<p>This blog provides a rough guide for moving costs associated with buying or/and selling a property.</p>
<p><strong>1) The Legal Costs</strong></p>
<p>First off, the legal stuff! Aside from the actual cost of the house and the mortgage repayments, one of the first things to do is think about the legal fees, as they can have a significant impact on the cost of moving house.</p>
<p>Conveyancing companies and solicitors are the ones who focus on property and the finer details. Many have almost instant conveyancing quotes on their website where you will have to input basic financial figures, and they&#8217;ll tell you roughly how much it will cost in legal fees. But for a more accurate costing, it is best to contact a few conveyancers and ask them for a personal quote.</p>
<p>Conveyancers will look at searches that will be needed, such as local authority searches, existing planning permissions and specific things such as mining reports and building regulations.</p>
<p>The legal team should also highlight other costs, such as the Land Registry fee, which comes in when the property is registered in your name.</p>
<p><strong>2) Estate Agency Selling Fees</strong></p>
<p>If you&#8217;re selling your house, then your estate agents&#8217; costs will need to be factored in.</p>
<p>On average, reputable and experienced estate agents in the East Midlands charge anywhere from 1% to 1.75% + VAT of your sale agreed price, depending on the service and the marketing package you opt for.</p>
<p>For reference, if your agent charges you 1% of your agreed offer at £250,000, you will need to factor in £2,500 + VAT for agency selling fees.</p>
<p>Estate Agency fees will vary from agent to agent, but it is important to remember that the cheapest fee doesn&#8217;t necessarily mean the best service and can end up costing you more down the line.</p>
<p><strong>3) House Removal Costs</strong></p>
<p>If you&#8217;re moving a lot of furniture from your old house to your new one, chances are that you will need a removal company to help you. The cost of this will vary because removal companies will calculate such things as how many bedrooms, how much furniture, the distance between houses, and whether specialist services are required.</p>
<p>It could be as little as £400 to well over £1,000. We advise that you decide precisely what you need and then shop around to get quotes and see what the customer service is like.</p>
<p>Have a look at online review sites, as these could give you a good indication of how good a company is.</p>
<p>If you are breaking chain and need to store your items for a short period, you will also need to consider storage costs before you move into your new home! Look for local deals online and pop into several storage companies to get the best price and offer at that time. Many companies offer fantastic initial storage rates.</p>
<p><strong>4) Stamp Duty</strong></p>
<p>If you buy a property or land in England that&#8217;s over a certain price (currently properties over £250,000), you have to pay Stamp Duty.</p>
<p>How much you pay depends on several factors, but you should expect to pay a certain percentage of the value of the property as below:</p>
<p><strong>0% &#8211;       </strong>Up to £250,000</p>
<p><strong>5% &#8211;       </strong>£250,001 to £925,000</p>
<p><strong>10% &#8211;</strong>    £925,001 to £1.5 million</p>
<p><strong>12% &#8211;</strong>    £1.5 million and above</p>
<p>For example, if you are moving home and purchasing a £500,000 property, this would mean a 5% Stamp Duty cost of £12,500.</p>
<p>There are a number of websites that offer a Stamp Duty Calculator, and the Government website www.gov.uk will tell you what it&#8217;s all about. If you need help, we can help you work out how much to &#8216;set aside&#8217;.</p>
<p>From time to time, depending on the governments budget and economical status, Stamp Duty rates do change, or new incentives are brought in, but it is best to stick with the rates set out above to ensure you factor this cost in.</p>
<p><strong>5) Mortgage Costs</strong></p>
<p>Unless you are a cash buyer, most people will have to obtain a mortgage to buy a house. Rates and payments will vary depending on the lender or broker, but there are a number of typical costs associated with a mortgage.</p>
<p>There can be booking, product or arrangement fees, and because the lender will need to know the value of a property, they will need to arrange for an independent valuation too.</p>
<p>Booking fees (to secure your product) can be between £150 and £300, arrangement fee (set up your mortgage) might be around £2,000, and a mortgage valuation fee could be free or anywhere between £150 and £1,500, depending on the lender and the property.</p>
<p><strong>6) Home Insurance</strong></p>
<p>At the point of exchange, you will be required by your conveyancers to obtain home insurance on the property you are purchasing. This is a requirement and you won’t be able to exchange without proof of insurance.</p>
<p>You&#8217;ll need building insurance to cover the bricks and mortar and contents insurance, too, as this will cover your belongings and possessions.</p>
<p>The cost of this will vary because no two properties are the same, and each purchase has a different property value, possessions, and other factors. The key is to do your research and get everything in place before the day, and then it should be a case of pressing the button.</p>

										<content:encoded><![CDATA[<p>This year HomeMove Northamptonshire and Lincolnshire teamed up with two local schools to complete the design of our 2023 Christmas Cards – and what a fantastic response both offices received!</p>
<p>HomeMove Northamptonshire enlisted the help of pupils from Wilby Primary School, which is based only a few minutes away from our head office in Sywell, Northampton. Whilst HomeMove Lincolnshire worked with Chapel St Leonards Primary School, which has a personal connection to Carl Smith who runs the Skegness area.</p>
<p>Wilby Primary School received colouring competition sheets for every pupil in the school, featuring an outlined festive scene of our head office building with a Christmas tree, Santa and his reindeer and obviously our Opawrations manager, Max the Labrador (which the pupils loved).</p>
<p>Carl at HomeMove Lincolnshire also supplied the pupils at Chapel St Leonards Primary with A4 colouring sheets and opted for a festive house scene which included a gingerbread man, plenty of snow, Christmas decorations and a ‘for sale’ board.</p>
<p>It was clear all pupils understood the assignment and submitted some amazing entries – using felts, crayons, glitter pens, pencils and paints with some pupils even adding shading, depth and their own additions to the designs – some serious artistic talent within both schools!</p>
<p>HomeMove Northampton received almost 90 submissions from Wilby Primary, which made the decision extremely hard! To make the decision easier, 1 x winner from each year group was chosen (4 in total), we then took to a Facebook vote for customers and friends/family of the pupil’s to vote for the overall winner.</p>
<p>We received more than 160 votes across our social media platforms with the final votes being very close. But with more than 30% of the votes, the winner was Finalist 4 – Maja L, Age 10.</p>
<p>Lianne and Ryan visited Wilby Primary school and held an assembly to thank pupils for their entries and to hand out a selection box for every pupil alongside the winners prizes – Maja received 25 x professionally printed copies of her Christmas Card design, a Crayola colouring set and a Cadbury selection box.</p>
<p>Carl visited Chapel St Leonards primary after receiving lot of entries, which gave him the difficult job of picking the overall winner but the decision was made on creativity and colouring skills alone – Carl’s winner added Christmas decorations to the windows, detailed shading to the roof and a few personal touches that stood out from the competition! The winner of HomeMove Lincolnshire’s colouring competition was Alfie T, who also received a Crayola colouring set, 25 copies of his card design and some chocolates.</p>
